Where Is Wasatch Hollow in Salt Lake City?

Wasatch Hollow is the East Bench neighborhood between 1300 South and 1700 South, from 1300 East to 1900 East, about three miles southeast of downtown Salt Lake City. The Wasatch Hollow Community Council uses those address ranges for its area, and the city places the neighborhood in City Council District 6. The 15th & 15th shops sit near its center at 1500 East and 1500 South.

Yalecrest borders Wasatch Hollow across 1300 South to the north. Bonneville Hills begins across 1900 East and runs up to Foothill Drive. Sugar House starts south of 1700 South, with Westminster University and Sugar House Park a short way beyond. West of 1300 East is the East Liberty Park area, which continues toward Liberty Park and the 9th & 9th district. Most homes have 84105 addresses, but some eastern blocks near 1800 and 1900 East use 84108, so search by neighborhood rather than by ZIP code. The 15th & 15th name is better known than Wasatch Hollow, so listing agents often apply it to homes anywhere from about 1300 East to 1700 East, and sometimes to Yalecrest blocks just north of 1300 South.

What Is 15th & 15th, and Is It in Wasatch Hollow?

15th & 15th is the small neighborhood business district at 1500 East and 1500 South, and it sits inside Wasatch Hollow. The name comes from the local habit of calling those streets 15th East and 15th South. Salt Lake City describes it as Wasatch Hollow's commercial node and says it has served the area since the early 1900s. The shops stretch along 1500 East from about Emerson Avenue to Kensington Avenue. It is not an official neighborhood with its own boundary. In MLS records, 15th & 15th appears only as a subdivision name on a few small plats, which is why map searches for these homes use the Wasatch Hollow boundary.

You can walk the whole district in a few minutes. Its best-known anchor is The King's English Bookshop, an independent bookstore that opened at 1511 South 1500 East in 1977. Mayor Erin Mendenhall declared a King's English Bookshop Day in 2025. Nearby are Caputo's Market & Deli, Mazza for Middle Eastern food, and Finca for Spanish tapas, plus cafés, gelato and small galleries. A second, smaller cluster of shops sits at 1300 South and 1700 East on the neighborhood's northern edge.

What Is the History of Wasatch Hollow and 15th & 15th?

Wasatch Hollow grew up in the 1910s and 1920s along a streetcar line on 1500 East, and the 15th & 15th storefronts have served the neighborhood since the early 1900s. Emigration Creek flows out of Emigration Canyon, the route the 1847 pioneer company used to enter the valley, and runs through the east side of the neighborhood. Hodgson's Spring, beside the creek, supplied drinking water to the old Utah State Penitentiary, on the site of today's Sugar House Park, until the prison closed in 1951.

Westmoreland Place is the best-documented subdivision. Earl and Clark Dunshee platted it in May 1913, just south of 1300 South and east of 1500 East, and its stone entry gates still stand near that corner. According to its National Register nomination, no lot was more than a block from the 1500 East streetcar, and the ride downtown took about 18 minutes. Its 69 homes were built between 1913 and 1952. Westmoreland Place became a Salt Lake City local historic district in 2010 and joined the National Register in 2012. The rest of Wasatch Hollow filled in through the 1920s and 1930s, and the eastern blocks added brick homes in the 1940s.

What Are Wasatch Hollow Homes Like, and What Do They Cost?

Wasatch Hollow homes are mostly single-family houses built from the 1910s through the 1940s. You will find Craftsman and California bungalows, brick English Cottage and Tudor Revival cottages with coved ceilings and arched doorways, clipped-gable cottages, and, on the eastern blocks, 1940s minimal traditional homes and early ramblers. Lots are typical city lots of about 0.10 to 0.18 acre (roughly 4,500 to 8,000 square feet). Recent listings range from about 1,100 to just over 3,000 finished square feet, with basements supplying much of that space. Detached rear garages are common. A scattering of duplexes, small apartment buildings and condos sits mostly along 1300 East and 1300 South.

Wasatch Hollow home prices sit in the upper-middle to upper tier of the Salt Lake City market. They run above the citywide median but generally below Yalecrest just to the north. Original bungalows that need updates are the entry point. Renovated cottages with finished basements and updated systems fill the middle of the range, and larger remodeled homes a block or two from 15th & 15th or the Preserve reach the top. Condition and walking distance to 15th & 15th usually move the price more than square footage does.

Selling a Home Near 15th & 15th: What Buyers Pay For

Selling a home near 15th & 15th works best when you market the location as hard as the house, because buyers here pay for walkability, original character and updated systems. Lead the listing with walking times to 15th & 15th, the Preserve and Wasatch Hollow Park rather than vague claims. Highlight preserved details such as hardwood floors, coved ceilings, built-ins, original wood or leaded windows, and brick fireplaces. Then document the expensive work buyers can't see, including electrical upgrades, sewer-lateral replacement or a clean scope, radon mitigation, seismic or chimney bracing, the roof, the furnace and the air conditioning.

A pre-listing inspection and sewer scope cut down on renegotiation. Many homes here have modest main floors, so a dry, bright, finished basement with legal egress windows adds real value. Buyers also notice mature trees and gardens, so prune, mulch and photograph the yard in good light. If your home is in Westmoreland Place, share its historic status and any approved Certificates of Appropriateness up front so exterior-review questions don't slow the sale.

What buyers look for

  • Walking time to 15th & 15th
  • Hardwood floors
  • Coved ceilings & built-ins
  • Original wood or leaded windows
  • Documented systems updates
  • Bright finished basement
  • Mature trees & gardens

Is 15th and 15th in Sugar House?

Some businesses and listings still use a Sugar House label, because the Sugar House business district and Sugar House Park are only about a mile south.

What are the boundaries of Wasatch Hollow?

Wasatch Hollow runs from 1300 South to 1700 South and from 1300 East to 1900 East on Salt Lake City's East Bench. Unrenovated bungalows are the entry point, and updated cottages with finished basements fill the middle. Larger remodeled homes near 15th & 15th or the Wasatch Hollow Preserve reach the top. Only a handful of homes sell each month, so rely on recent comparable sales.

Is Wasatch Hollow a good place to live?

Wasatch Hollow suits buyers who want an older single-family home on a tree-lined street within walking distance of shops. The 15th & 15th district has a bookstore, a market and deli, and several restaurants, and the Wasatch Hollow Preserve adds creekside trails. What is the difference between 9th and 9th and 15th and 15th?

Both are small Salt Lake City business districts named for their intersections. 9th & 9th, at 900 East and 900 South, is closer to downtown and Liberty Park, with older 1890s to 1920s bungalows and Victorians and the Tower Theatre nearby. 15th & 15th, at 1500 East and 1500 South in Wasatch Hollow, is about a mile southeast.
